IRA Investor

Program overview and

guidelines.

About the IRA Investor Program:

Buy real estate with your IRA!

Whether you have a traditional IRA or a Roth IRA you can use your IRA funds to invest in real estate, specifically our seller financing investments.  You can also invest 401K funds from a previous employer.  IRA funds can be invested in any of our three cash investment platforms: Lender Only, Lender plus Investor and Small balance Investor.

Many IRA owners choose to invest their IRA funds in our seller financing investments to earn greater returns with low risk and maintain greater control over their investments.

The first step is to convert the IRA into a "self-directed IRA".  Most IRA administrators will only allow you to invest in products they sell (i.e. Not real estate).  A self-directed IRA allows you to invest in whatever you want - with some limitations.  Therefore, you need to transfer your IRA to an administrator that lets you self-direct (choose what you want to invest in).  We are experienced in self-directed IRA setup and investing and can assist in transferring your IRA to a self-directed IRA.  We even help our investors set up what is called a "check book-controlled LLC" that gives the IRA owner even greater flexibility to manage their IRA.

For those with a small IRA balance our small balance investor program is an ideal way to quickly grow the IRA without taking unnecessary risks.

Our small Balance Investor program:

  • Provides returns up to 20% annualized

  • Allows a great amount of diversification (several small investments instead of one large real estate investment)

  • Safe equity position (our seller financing buyer provides a 10% - 20% down payment that create immediate equity in each investment)

  • Pays the IRA investor prior to profits being paid
